We target underperforming assets with high upside potential in growing markets. Post-acquisition, we are engaged in the management and improvement of our residential assets. Our goal is to enhance APIOS’ multi-residential portfolio, improve the resident experience, and create premium risk-weighted returns for our investors and capital partners.

We acquire multifamily properties.

Apios is currently focusing on acquiring existing, underperforming multifamily properties in Sudbury Ontario.  Canada’s smaller real estate markets are leading the country in growth and Sudbury presents excellent opportunities. Sudbury witnessed a large annual gain, up 25.7% from last year, November to November. Rising sales in secondary cities confirms the pandemic may have accelerated migration. A trend which will likely extend into the future.

 

Why Sudbury?

Greater Sudbury is the largest city by land area in Ontario. The City boasts 5 universities, and an unemployment rate 46% lower than the national average. The Sudbury Basin was created by a meteorite’s impact, leaving behind rich deposits in nickel, copper, and platinum, which will be critical in the transition to the green economy. The city has enjoyed sustained population growth over the past 20 years, making it the largest city in Northern Ontario. Sudbury is predicted to increase its population by 9.5% over the next 25 years.

How we Manage Properties

 

APIOS is vertically integrated with in-house property management.  This end-to-end control allows us to actively manage capital improvements and the tenant experience to maximize investor returns. Our active property management approach reduces expenses to drive higher than market returns for our portfolio. We increase revenue and net asset value by improving the quality of the residence with strategic renovations to both units and common spaces.
